Diamond Grind Preparation

Most competitors use acid wash or a light grind — we use mechanical diamond grinding to open the concrete's pores and create a true surface profile. This is what makes the difference between a coating that bonds permanently and one that peels up in two years. Every Lakeside job starts here, no exceptions.

MVB Moisture Protection

Moisture is the silent killer of garage floor coatings. Before we apply a single drop of product, we test your slab for moisture vapor. If elevated levels are present, we install a Moisture Vapor Barrier (MVB) treatment — a critical step most installers skip entirely. This is what prevents bubbling and delamination years down the road.

The Two-Day System

One-day installs rush the curing process. We spread the work across two days — applying the base coat and flakes on Day 1 and returning for the final topcoat on Day 2. That overnight cure time is what creates the deep molecular bond that holds up to hot tires, road salt, and Midwest winters without lifting.

Day 1 — Step 1

Diamond Grind & Surface Prep

We mechanically diamond-grind the entire slab to create a proper surface profile. This removes surface contaminants, opens the concrete's pores, and ensures the coating has something to truly bond to — not just sit on top of.

Day 1 — Step 2

Moisture Test, MVB & Crack Repair

Every slab is tested for moisture vapor transmission. If elevated levels are found, we install an MVB treatment before coating — protecting your floor from the inside out. Cracks and pits are filled and feathered flush.

Day 1 — Step 3

Base Coat & Color Broadcast

Our polyaspartic base coat is applied to the freshly prepared surface. While it's still wet, we broadcast your decorative color flakes directly into the coating — permanently locking them in. The floor cures overnight.

Day 2

Final Clear Topcoat

We return the next day, clean up any excess flakes, and apply the high-solids UV-stable clear topcoat — sealing in the color and hardening the surface to its final, durable state. Your floor is done by end of day.

How long does the whole process take?

Two days. Day 1 we handle all the prep — diamond grinding, moisture testing, crack repair, base coat, and color broadcast. Day 2 we return to apply the final clear topcoat. You can typically park on the floor 24–48 hours after Day 2 is complete.

What makes polyaspartic better than epoxy?

Polyaspartic cures faster, stays flexible as temperatures change, and is 100% UV stable — meaning it won't yellow in sunlight the way epoxy does. It's also more resistant to hot-tire pickup and the freeze-thaw cycling that's brutal on garage floors in Illinois, Indiana, and Wisconsin.

My floor has cracks and I think there might be moisture. Is that a problem?

Not at all — we handle both before we coat. Cracks and pits are filled and feathered during prep. Every slab we work on is moisture tested. If your concrete shows elevated moisture vapor levels, we install an MVB (moisture vapor barrier) treatment before applying any coating. Skipping this step is one of the main reasons floors from other companies bubble and delaminate — we don't skip it.

Will it peel or hot-tire pickup?

No. Hot-tire pickup and peeling happen when coatings are applied over poorly prepared surfaces. Our diamond-grind prep creates a true mechanical bond with the concrete — not a surface-level adhesion. Combined with the right polyaspartic chemistry, you get a floor that stays put.

How do I prepare my garage before you arrive?

Clear the floor as much as possible — remove cars, storage boxes, shelving, and anything sitting directly on the concrete. We'll take care of everything from there. If you have heavy items you need help moving, just let us know when you book.

Do you offer a warranty?
